Every offer you make through Savills carries four standard conditions. Here they are in plain English:
We're legally obliged to comply with The Money Laundering, Terrorist Financing and Transfer of Funds (Information on the Payer) Regulations 2017 and the Proceeds of Crime Act 2002.
This means — the same way you prove your identity when opening a bank account — you, any permitted occupier and any guarantor will need to provide and have certain documents verified.

Under the Immigration Act 2014 we must check the Right to Rent of anyone over 18 who'll be living in the property before we can hand over the keys. This can be done via the Government online service or in person with your original ID documents.

If the landlord accepts your offer in principle, you'll need to make an advance payment. Our Advance Payments Guide explains how this works.
We'll either send you a card payment link or an invoice. Your money is protected under our membership of the RICS Client Money Protection Scheme. See the RICS scheme page for exclusions and limits.
Please let us know if a third party (not one of the tenants) will be paying the initial funds, including the deposit.
This matters because we can only return the deposit — less any agreed deductions — to the account that paid it in.
